The western shore, around Montgomery, is the marquee side: golf and country-club communities, gated waterfront neighborhoods and custom estates, generally in Montgomery ISD. It is the top of the market and priced accordingly.

The northern shore, around Willis, generally offers better value — waterfront and lake-access homes at lower entry points, generally in Willis ISD. The eastern and southern shores, closer to Conroe and I-45, trade convenience and access for a busier, more developed feel, generally in Conroe ISD. Which shore fits depends entirely on your budget, your schools and how you’ll use the lake.

Waterfront, Lake-Access & Lake-View — Know the Difference

Not every ‘lake’ listing is the same, and the differences move price enormously. Waterfront means the property fronts the water, usually with a bulkhead and often a dock or boat lift. Lake-access communities give you a shared boat ramp, marina or park without owning water frontage. Lake-view means you see the water but don’t touch it.
