Why Families Move to Katy for the Schools

Ask almost any family relocating to West Houston why they landed where they did and the answer starts with the schools. Katy ISD has held the top spot as the best school district in the Houston area on Niche for several years running, and it has kept an A rating in the state’s School Financial Integrity system for more than two decades. That reputation is what pulls buyers toward master planned communities like Cinco Ranch and the Seven Lakes area year after year.

The honest headline is that Katy ISD earned a B, with a score of 88, in the 2025 Texas Education Agency accountability ratings, its third straight year at a B and the highest rating among the ten largest districts in Texas. On the spring STAAR exams, Katy students finished 17 to 20 points above the state average in every subject. A district this large is never one story, though, and the campus by campus picture is where families should spend their attention.

Katy ISD now serves more than 97,000 students across roughly 80 campuses, and it adds close to a thousand students a year, which makes it one of the fastest growing districts in the state. That growth is why new schools keep opening and why attendance boundaries move. It is also why a buyer who confirms a home’s exact campus assignment by street address, rather than by the neighborhood name, avoids the single most common surprise in this market.

What to Know Before You Buy for Katy ISD Schools

1

Confirm the campus by street address, not the neighborhood

Katy ISD opens new schools almost every year, and each opening redraws feeder boundaries. Two homes on the same street can feed different campuses. Verify the elementary, junior high and high school for the exact address before you write an offer.

2

Budget for MUD taxes, not just the sale price

Most Katy communities sit inside a Municipal Utility District. Rates range from roughly 0.45 up to more than 1.00 per 100 dollars of value, which can swing the monthly cost of a 400,000 dollar home by 300 to 500 dollars. Newer, farther west neighborhoods usually carry the higher rates.

3

Understand the west to east pattern

The newest, highest rated campuses generally sit on the west and south sides. Some older east side elementaries rate lower, and a few, such as Cimarron and Hutsell, have carried D ratings recently. It does not make east Katy a poor choice, but it is worth knowing before you assume every Katy address is identical.

4

Weigh the commute honestly

Far west Katy is a real drive to downtown or the Texas Medical Center. The Energy Corridor is far more reachable. If a spouse commutes east daily, an east Katy or Energy Corridor feeder may serve the family better than a far west address.

5

Resale tracks the top feeders

Homes zoned to the most sought after high schools tend to hold value and sell faster. If resale matters to you, the feeder pattern is as important as the finishes.

6

New construction versus established

Newer communities offer modern homes but higher MUD taxes and, sometimes, schools that are still establishing a track record. Established sections like Cinco Ranch trade a little age for lower carrying costs and proven campuses.

An Honest Look at the Ratings and the Taxes

A district wide B is genuinely strong for a system this size, and the campus breakdown backs it up. Of the 74 campuses rated in 2024 to 2025, 37 earned an A and 24 earned a B, so more than half of Katy ISD sits at the top of the scale, against fewer than a third of campuses statewide. Ten campuses landed at a C and three at a D, which is the variation you should expect across nearly 80 schools.

The other number that changes a buyer’s budget is the MUD tax. Two homes with the same list price in different Katy communities can cost hundreds of dollars a month apart once utility district taxes are included. If you are weighing Katy against a district closer in, it is worth reading the Klein ISD schools and real estate guide or the Conroe ISD guide for The Woodlands area so you are comparing the full carrying cost, not just the ratings.

Frequently Asked Questions

Yes. Katy ISD earned a B, with a score of 88, in the 2025 TEA accountability ratings, the highest among the ten largest districts in Texas, and more than half of its campuses earned an A. It has also been ranked the number one district in the Houston area by Niche for several years. As with any large district, individual campuses vary, so confirm the specific schools for any address.

Katy ISD operates ten comprehensive high schools. The newest, Freeman High School, opened in 2024. Eight of the district’s high schools placed in the top 17 percent of the U.S. News national rankings, including Seven Lakes, Tompkins, Cinco Ranch and Katy high schools.

The newest and highest rated campuses generally sit on the west and south sides, around Cinco Ranch, the Seven Lakes area and Firethorne. Some older east side elementary campuses rate lower. Because feeder boundaries shift when new schools open, always verify the exact campus assignment by street address.

A Municipal Utility District tax funds the water, sewer and drainage infrastructure in a community. In Katy, rates range from roughly 0.45 up to more than 1.00 per 100 dollars of value. On a 400,000 dollar home that difference can be 300 to 500 dollars a month, so the MUD rate belongs in your budget alongside the price.

West Katy offers the newest homes and many of the top rated campuses but longer commutes and higher MUD taxes. East Katy and the Energy Corridor side are more established, closer in, and can be a better fit if you commute east. The right answer depends on your commute, budget and which feeder pattern matters most to your family.
