About Creekside Park
Creekside Park is The Woodlands’ newest village — and its most unusual. It is the only Woodlands village located in Harris County, sitting south of Spring Creek and separated from the older villages by the George Mitchell Nature Preserve, one of the largest urban forests in the country.
At roughly 3,492 acres and fully finished as of 2021, it is also the most recently completed. That combination — newest housing stock, different county, different school district — makes it a genuinely different proposition from the rest of The Woodlands, and buyers routinely miss that.
Whether you are buying into Creekside Park or selling a home here, Stacy Sherman, Broker brings more than a decade of Houston-area experience, a verified 5/5 client rating, and transparent flat-rate commission options.
Why Creekside Park Is Different
Three things set it apart, and they all matter to a buyer. It is in Harris County, not Montgomery — which changes your tax picture and your county services. It is zoned to Tomball ISD, not Conroe ISD like every other village. And it is the newest, so the housing is younger than anywhere else in The Woodlands.
The nature preserve between Creekside and the older villages is not just scenery — it means Creekside functions somewhat as its own community. Getting to Market Street or the Waterway is a real drive rather than a hop. Some buyers love that separation; others are surprised by it.
The Housing Stock
Because Creekside Park finished out around 2021, the housing is the newest in The Woodlands — modern floor plans, current energy efficiency, and roofs and systems with real life left in them. That is a meaningful advantage over the older villages, where you are often buying someone else’s deferred maintenance.
The flip side is that newer stock means less variation and less of the mature canopy the older villages are known for — though with nearly 2,000 acres of green space in the village and the Spring Creek Nature Trail looping through it, this is hardly a treeless subdivision.
Schools
Here is the single most important fact about Creekside Park: unlike the rest of The Woodlands, homes here are exclusively zoned to Tomball ISD, not Conroe ISD. Tomball ISD is highly regarded — it has been named among the best districts in Harris County — but it is a different district with different campuses, feeder patterns and calendars.
If you are moving to The Woodlands specifically for Conroe ISD, Creekside Park will not deliver that, and plenty of buyers only discover this late. Confirm zoning by address before you fall in love with a listing — Stacy verifies this for every buyer.
Parks, Trails & Getting Around
Creekside Park’s amenities are a genuine strength. The Spring Creek Nature Trail loops through the village connecting Rob Fleming Park with more than a dozen others, and the George Mitchell Nature Preserve sits on its northern edge — close to 2,000 acres of green space within the village itself, plus a large shopping centre for daily needs.
For getting around, the Grand Parkway (SH-99) is the key artery, connecting to I-45 and out toward Tomball and Cypress. Creekside is meaningfully closer to the northwest employment corridor than the older villages are, which suits buyers working that side of town rather than downtown.
What to Check Before You Buy in Creekside Park
Confirm Tomball ISD zoning by address — do not assume Conroe ISD because it says The Woodlands. Understand the Harris County tax picture, which differs from Montgomery County. Review the Woodlands covenants and village association rules. Check drainage and the FEMA map — you are south of Spring Creek. And on newer homes, do not skip the inspection: new does not mean flawless.
None of this is a reason to walk away — it is the ordinary due diligence that separates a good purchase from an expensive surprise.
Buying or Selling in Creekside Park with a Flat-Rate Broker
For buyers: be clear about why you want The Woodlands. If it is the Conroe ISD schools, Creekside is the wrong village. If it is newer housing, green space, the Grand Parkway and Tomball ISD, it may be the best value in the whole community.
For sellers: Creekside’s differences are selling points if you use them — newest stock, Tomball ISD, Harris County, Grand Parkway access. Marketed as a generic Woodlands listing, those advantages disappear into the noise and you get compared against villages you should not be compared against.
Stacy handles both residential and commercial, is rated 5.0 across 44 verified HAR.com client surveys, and offers transparent flat-rate commission options instead of an open-ended percentage.
Who Buys in Creekside Park
Creekside draws buyers who want The Woodlands lifestyle with newer housing — families who like the trails and the amenities but do not want to renovate someone’s 1990s traditional. Tomball ISD is a genuine draw in its own right, not a consolation.
The second segment is people working the northwest corridor. The Grand Parkway makes Cypress, Tomball and the 290 employment centres far more reachable from Creekside than from the older villages, so this is where you land if your job is on that side.
For sellers, that means your buyer is often choosing between Creekside and Cypress or Tomball — not between Creekside and Grogan’s Mill. Price and market accordingly.
The Honest Trade-Offs
The school district is the big one, in both directions. Tomball ISD is excellent, but it is not Conroe ISD — and if your reason for moving to The Woodlands is a specific Conroe ISD campus, Creekside cannot give you that. Know which you actually want.
The separation is the second. The nature preserve that makes Creekside beautiful also puts it at a distance from Market Street, the Waterway and the older Woodlands social core. That is a feature or a bug depending on you.
The third is price and covenants — The Woodlands premium applies here too, and the covenants are strict. You are paying for the planning, and the planning is why it looks like this.

Frequently Asked Questions
Where is Creekside Park?
Creekside Park is a village of The Woodlands located south of Spring Creek — the only Woodlands village in Harris County. It covers roughly 3,492 acres and is separated from the older villages by the George Mitchell Nature Preserve.
What school district serves Creekside Park?
Creekside Park is exclusively zoned to Tomball ISD — not Conroe ISD like the rest of The Woodlands. Tomball ISD has been named among the best districts in Harris County, but it is a different district entirely. Confirm by address.
Is Creekside Park in Harris County or Montgomery County?
Harris County. It is the only Woodlands village in Harris County; the rest are in Montgomery County. That changes both your tax picture and your county services.
Is Creekside Park new?
It is The Woodlands’ newest village, fully finished as of 2021, so the housing stock is the youngest in the community — modern floor plans with roofs and systems that still have real life in them.
What are the parks like in Creekside Park?
Excellent. The Spring Creek Nature Trail loops through the village connecting Rob Fleming Park with more than a dozen others — close to 2,000 acres of green space in the village — plus the George Mitchell Nature Preserve on the northern edge.
What are the trade-offs of living in Creekside Park?
It’s Tomball ISD, not Conroe ISD — a problem if Conroe schools are why you’re moving here. The nature preserve puts it at a distance from Market Street and the Waterway. And The Woodlands price premium and strict covenants still apply.
