It is a true master-planned community, with a lot of green built in

Summerwood was planned around its landscape rather than bulldozed flat. HAR describes about 17 acres of lakes used for canoeing and catch-and-release fishing, a 150-acre nature preserve and miles of trails for walking and jogging, and the community association points to pocket parks scattered through the neighborhood. Lakeview Park, on the edge of Lake Houston, adds a nautical-themed play area, a gazebo and a dock. For buyers, that means the backyard is not the only outdoor space you get. It also means the location of a home inside Summerwood matters: a lot that backs onto a lake or greenbelt feels very different from one on a busy collector street, and that difference shows up in both price and resale.

The amenity centers are the social center of the neighborhood

Summerwood has two resident clubhouses, often called Residents Club Central and Residents Club East, each with a pool. Around them you will find a splash pad, tennis courts, a volleyball court, playgrounds and a fitness center, and the association runs a swim team program in season. If you are coming from an older neighborhood without shared amenities, this is a real lifestyle upgrade, especially with kids. Ask how access works, what the guest rules are and whether any facilities require reservations, because those rules are set by the association and can change from year to year.

Schools are Humble ISD, and assignments go by address

Summerwood is a Humble ISD community, and Summerwood Elementary sits inside the neighborhood. Summer Creek High School, which opened in the 2009 to 2010 school year, takes its name from Summerwood and Fall Creek, the two neighborhoods it was built to serve. Depending on the section, HAR also lists nearby campuses such as Lakeshore Elementary, Woodcreek Middle and West Lake Middle. Attendance zones are drawn by street address and Humble ISD adjusts them as the district grows, so never assume a campus from the neighborhood name. Confirm the elementary, middle and high school for the exact address with the district before you write an offer.

The HOA is active, so read the documents before your option period ends

Summerwood Community Association is professionally managed by Graham Management and keeps an on-site office with posted hours. The association maintains the common areas and enforces deed restrictions (CC&Rs) that typically govern exterior changes such as fences, paint colors and additions. That consistency is part of why the community looks cared for, and it also means your plans for a pool, a patio cover or a home business need to fit the rules. Ask early for the current annual assessment, any transfer or resale certificate fees, and the restrictions for your section, then read them during your option period rather than after closing.

Property taxes include MUDs, and the rate depends on the section

Much of the Lake Houston area outside the older city core relies on municipal utility districts to fund water, sewer and drainage, and Summerwood is no exception. More than one MUD serves the community, so two homes a few streets apart can carry different combined tax rates. Pull the exact rate for the address from the Harris Central Appraisal District record, and budget your monthly payment with the real number rather than a neighborhood average. Flood research belongs in your first week, not your last

Summerwood sits close to Lake Houston and its creeks, and parts of the community fall within the 100-year and 500-year floodplains while others do not. Elevation varies lot by lot. Look up the address on the Harris County Flood Education Mapping Tool, read the flood questions on the Texas seller's disclosure notice, ask whether an elevation certificate exists, and get a flood insurance quote before your option period runs out. A home outside the mapped floodplain can still be worth insuring, and the quote belongs in your monthly budget either way.

The commute runs on Beltway 8 and West Lake Houston Parkway

Summerwood is roughly 20 miles northeast of downtown Houston, with Beltway 8 on its western edge and West Lake Houston Parkway on its eastern edge. The Beltway gives you a direct route toward US 59 (I-69), the Bush Intercontinental Airport area and the rest of the Houston tollway system, while West Lake Houston Parkway connects toward Atascocita and Kingwood. Drive your real commute at the real time of day before you commit. Toll costs and the stretch from your front door to the Beltway both matter more than a map suggests.

Most Summerwood homes are traditional brick or stone single-family houses, a mix of one-story and two-story designs with a wide variety of floor plans across its sections. Because the oldest sections date to the early 2000s, many homes are now at the age where roofs, water heaters and air conditioning systems are being replaced.
